Grimsby Real Estate Stats are inputted daily by Isaac Olchowecki and include RESALE information ONLY. New Home Sales are excluded (even if listed/sold on MLS) as well as rentals. Information is taken from the Realtors Association of Hamilton/Burlington and the Niagara Real Estate Association's database. Information regarding "Private Sales" are also included when known.
2018 Year To Date
1: "New Listings" means homes that have just hit the market for the first time. Listings that have recently expired or have been cancelled and re-listed are filtered out so that an accurate number of "New" listings is represented.
2: "Sold Listings" A listing is considered "Sold" when all conditions have been met and the sale is now Firm and Binding. The "Sold" dates do not reflect the "Closing Date".
3: "Price Reductions" means number of homes that have reduced their asking price. Listings that have been cancelled or expired and re-listed with a new lower price are also included and considered price reductions
4: "Average Selling Price" means the total volume of dollars in sales divided by the number of sold listings
5: "Original List to Sell Price" means the final selling price of the home divided by the original asking price of the home prior to any price reductions
6: "Final List to Sell Price" means the final selling price of the home divided by the final asking price after any price reductions
7: "Average DOM" means the average number of days that a home was on the market prior to all conditions in an offer being removed resulting in a Firm sale. Care is taken to take into consideration weather or not the home was previously listed then cancelled for a price reduction or had previously expired. If so, dates are adjusted to ensure an accurate representation of the "Actual" days on market
8: "Reduced Prior to Selling" means the percentage of Sold listings that had to reduce their price in order to attract an offer prior to selling
9: "Multi Reductions Prior to Selling" means the percentage of Sold listings that had to reduce their price more than once in order to attract an offer prior to selling
10: "Sold for Asking price or Greater" means the percentage of sold listings where the selling price of the home was equal to or greater than the ORIGINAL asking price. Care is taken to research the actual original asking price of the home prior to any cancellations/expirations of the listing.
11: "Double Ended Listings" means the percentage of sold listings where the Listing agent was also the Agent who found the Buyer for the home.
